Tenerife Area Guide

Tenerife is the largest of Spain’s Canary Islands, covering roughly 2,034 km2. Despite being part of Spain, it’s actually closer to the coast of Africa than to mainland Spain itself! Located just over 300 km from Morocco and more than 1,000 km from the Iberian Peninsula, Tenerife is a fascinating mix of cultures and landscapes. It’s no wonder it has become a favourite destination for both tourists and those looking to make the island their home.

With its lush forests, dramatic volcanic mountains, and enticing beaches, Tenerife offers something for everyone. Whether you’re drawn to the tranquillity of its small coastal villages or the hustle and bustle of its resort areas, Tenerife caters to every lifestyle and preference. The island is also a popular choice for expats, thanks to its relaxed ambience and fantastic climate.

The Climate: Year-Round Sunshine

One of Tenerife’s greatest selling points is its climate. Known as the “Island of Eternal Spring,” Tenerife enjoys mild temperatures all year round. Whether it’s the height of summer or the middle of winter, temperatures rarely dip below 15°C or climb above 30°C. The south of the island is generally sunnier and warmer, while the north is greener and slightly cooler due to the trade winds.

This pleasant climate not only makes it a paradise for outdoor activities like hiking, golfing, and beach-going, but it also supports a wide variety of plant life, from exotic flowers to cacti. And don’t forget, Tenerife is home to Spain’s highest peak, Mount Teide, where you might even experience snow in the winter months – a unique contrast to the sunny beaches below!

Explore the Island

Tenerife is an island with many attractions. Each area offers its own unique charm and atmosphere, from buzzing tourist hubs to quiet retreats.

Costa Adeje

Costa Adeje, situated on Tenerife’s southwest coast, is a prime spot for luxury and adventure. Known for its high-end resorts and consistently sunny weather with annual average temperatures of 23ºC, it’s perfect for beach lovers and outdoor enthusiasts. Playa del Duque is a must-visit with its golden sands, crystal-clear waters, and upscale shops along the promenade, while Playa Fañabé offers family-friendly beach fun with water sports and cafes. The area is home to Siam Park and Aqualand, both popular waterparks, with Siam Park repeatedly voted the world’s best by Tripadvisor.

For adventure seekers, Costa Adeje is ideal for water sports like dolphin watching, jet skiing, and even a round of golf at Golf Costa Adeje. Shoppers can explore Plaza del Duque for luxury brands or local markets for Canarian crafts. Dining options range from beachfront cafes to fine dining restaurants. When the sun sets, Costa Adeje’s nightlife heats up, offering beachside bars, live music, and clubs like Kaluna Beach Club, with great food and a lively atmosphere.

Los Cristianos

Located just beside Costa Adeje, Los Cristianos offers a more relaxed yet lively vibe. This charming seaside town has a traditional Canarian feel, complemented by modern amenities. The town is centred around two beaches: Playa de Los Cristianos, with its calm waters and old fishing harbour, and the more active Playa de Las Vistas, perfect for water sports and beach volleyball. Both beaches are family-friendly and provide ample facilities for visitors.

Los Cristianos is a hub for boat excursions, particularly for dolphin and whale watching, and also offers easy ferry access for day trips to nearby islands like La Gomera. The town features a mix of quaint local shops and larger retail centres, with Los Cristianos Market being a key attraction for handmade crafts and goods. Dining here offers a variety of choices, from local Canarian seafood restaurants to international eateries along the seafront.

The nightlife in Los Cristianos is more relaxed compared to neighbouring Playa de las Américas, but there’s still plenty to enjoy, including pubs, tapas bars, and live music venues. For those seeking more excitement, Playa de las Américas is just a short stroll away, making Los Cristianos a versatile spot for travellers.

Playa de las Américas

If you’re after nightlife, Playa de las Américas is the place to be. This lively area is known for its vibrant atmosphere, with bars, clubs, and live music venues that keep things buzzing well into the night. It’s a favourite among younger tourists and those looking for a lively experience on their Tenerife holiday.

However, Playa de las Américas isn’t all about partying. By day, it offers stunning beaches and a wide variety of water sports, from surfing to parasailing. There’s also a great range of shopping options, from international brands to quirky local boutiques.

Santa Cruz de Tenerife

As the island’s capital, Santa Cruz de Tenerife is a cosmopolitan city with a rich history and a strong local flavour. It’s less touristy than the southern parts of the island, offering a more authentic feel. The city is famous for its annual Carnival, one of the largest in the world, attracting visitors from across the globe.

Santa Cruz is perfect for those who prefer an urban lifestyle with easy access to cultural attractions like museums, art galleries, and theatres. It also has excellent transport links, making it easy to explore the rest of the island. Property here tends to be more affordable compared to the southern tourist hotspots, making it an attractive option for year-round living.

La Laguna

Just a short drive from Santa Cruz, you’ll find the UNESCO World Heritage site of San Cristóbal de La Laguna, commonly known as La Laguna. This historic town is Tenerife’s former capital and is considered the cultural heart of the island. With its charming colonial architecture, cobblestone streets, and vibrant university atmosphere, La Laguna has a bohemian vibe that attracts artists, students, and those looking for a quieter, more laid-back lifestyle.

Real estate in La Laguna is diverse, ranging from restored historical buildings to modern apartments. It’s also a great base for exploring the lush Anaga Rural Park, a hiker’s paradise.

Puerto de la Cruz

Puerto de la Cruz, located on Tenerife’s northern coast, is another top destination for those seeking a more traditional and laid-back Tenerife experience. This area offers a blend of old-world charm but is not lacking in modern amenities, with its picturesque squares, colonial architecture, and beautiful botanical gardens.

Puerto de la Cruz is particularly famous for its black-sand beaches, like Playa Jardín, and the renowned Loro Parque, one of the island’s top family attractions. It’s also a gateway to exploring the stunning landscapes of the Orotava Valley. If you prefer cooler temperatures and a more authentic Canarian vibe, this is the area for you.

Los Gigantes

For dramatic scenery, head west to Los Gigantes, named after the towering cliffs, which rise up to 800 meters above the sea. This area is perfect for those who love nature, with plenty of opportunities for whale and dolphin watching, as well as breathtaking hikes.

Los Gigantes has a quieter, more exclusive feel than some of the busier resort areas, and property here ranges from luxury villas with stunning ocean views to modern apartments. The marina is a hub of activity, offering a range of water sports and excursions.

A Unique Island Experience

Tenerife offers such a variety of experiences that you could easily feel like you’re on a different island depending on where you are. Whether you’re soaking up the luxury lifestyle in Costa Adeje, enjoying the cultural richness of La Laguna, or marvelling at the natural wonders of Los Gigantes, Tenerife will surprise and delight at every turn.

With its strong infrastructure, thriving expat community, and year-round appeal, Tenerife is an ideal place to live or invest. Each area of the island has its own charm, so whether you’re looking for a bustling hub or a tranquil retreat, Tenerife has the perfect spot waiting for you.

Feria Season on the Costa del Sol: Indulge Yourself in Spanish Culture

The Costa del Sol, Spain’s sun-drenched southern coastline, is renowned for its golden beaches, luxurious resorts, and vibrant nightlife. Unless you are a local though, you may not know that one of the area’s most captivating attractions is the Feria season, a time when towns and cities across the region come alive with colour, music, dance, and tradition. Feria, or fair, is a quintessentially Spanish celebration that offers a deep dive into the country’s rich cultural heritage. Here’s how you can indulge yourself in the festive atmosphere of the Feria season on the Costa del Sol.

A Tradition Rooted in History

Feria dates back to the Middle Ages when these fairs were primarily agricultural and livestock markets. Over time, they have evolved into grand cultural festivals that reflect the unique identity of each town. The Feria season typically begins in April with the famous Feria de Abril in Seville and continues through the summer months, bringing festivity along the Costa del Sol.

Malaga Feria: The Jewel of the Season

One of the most famous Ferias on the Costa del Sol is the Málaga Feria, held in August. This week-long event is a spectacular showcase of Andalucian culture. The festivities kick off with a grand fireworks display, followed by an opening speech known as the “Pregón.” The city’s streets are adorned with colourful lanterns, and the atmosphere is electric with the sounds of traditional music and laughter.

During the day, the Feria takes place in the city centre, where locals and tourists alike enjoy horse parades, flamenco performances, and tapas tasting. The evening festivities move to the fairground, or “Real de la Feria,” where attractions include amusement rides, games, and casetas (small tent-like structures) that host lively parties featuring music, dancing, and traditional cuisine.

Feria de Marbella: Glamour and Tradition

Marbella, known for its luxurious lifestyle, also hosts a vibrant Feria in June, the Feria de San Bernabé. This event blends Marbella’s glamorous appeal with deep-rooted traditions. The week-long celebration includes a pilgrimage, or “Romería,” to the city’s patron saint, followed by concerts, and street performances. The evenings come alive at the fairground with live music, dancing, and an array of food stalls offering delectable Spanish dishes.

Smaller Ferias: Seek out Local Festivals on the Costa del Sol

While the larger Ferias in Málaga and Marbella draw significant attention, the smaller towns along the Costa del Sol also host charming Ferias worth exploring. Estepona, Fuengirola, and Torremolinos, for instance, each offer unique interpretations of this festive tradition. These smaller Ferias provide an intimate glimpse into local customs and may be less crowded, allowing for a more relaxed and personal experience.

Experiencing the Feria: Tips for Visitors

To fully immerse yourself in the Feria experience, consider the following tips:

  1. Dress the Part: Many locals dress in traditional attire, with women donning flamenco dresses and men wearing short jackets and trousers. While not mandatory, embracing the local dress code is fun and immersive.
  2. Learn Some Flamenco: Flamenco is at the heart of Feria celebrations. Taking a beginner’s flamenco class can help you appreciate the performances and even join in the dancing.
  3. Try the Local Cuisine: Ferias are a gastronomic delight. Sample traditional dishes such as paella, tapas, churros with chocolate, and local wines and sherries.
  4. Join the Parades: Parades and processions are integral to Ferias. Participate in or watch these colourful spectacles to feel the community spirit.
  5. Pace Yourself: Ferias are known for their intensity and long hours, often stretching from midday to the early hours of the morning. Take breaks and stay hydrated to enjoy the festivities to the fullest.

Feria season on the Costa del Sol is a magical time that offers a unique opportunity to immerse yourself in Spanish culture. Whether you’re revelling in the grandeur of the Málaga Feria or enjoying the intimate charm of a smaller town’s celebration, the spirit of Feria is infectious. Embrace the music, dance, food, and traditions of Andalusia, and create unforgettable memories during this vibrant season.

The scenic shores of Spain’s Costa Blanca have welcomed a new addition to their community with the opening of the latest Serneholt Estate franchise. This expansion, steered by Anders Zanton, a seasoned Swedish entrepreneur with 30-years of experience in retail, signifies a fresh chapter for both Anders and the esteemed real estate brand.

Anders, originally from Gothenburg, where he managed an extensive chain of optical stores, decided to embark on this new venture with his wife, drawn by the stunning coast and cultural vibrancy of the Costa Blanca. His choice to settle in Torre de la Horadada, swapping from Barcelona where he previously had a holiday home, was motivated by the area’s perfect balance of accessibility and scenic beauty. From its sprawling sandy beaches to the nearby Sierra mountains, the region offers a year-round invitation for both relaxation and adventure.

Serneholt Estates, known for its deep knowledge of the Spanish housing market and a familial approach to business, presented the ideal partnership for Anders. His vision for the Costa Blanca franchise is to cultivate a local presence that stands out for its expertise and multilingual service, creating a welcoming and proficient atmosphere for international and local clients alike.

The new office in Costa Blanca not only amplifies Serneholt Estate’s footprint but also enhances the property buying experience by integrating local insights with global reach. This strategic expansion brings a tailored approach to real estate, characterised by a deep understanding of the unique lifestyle the area offers.

Anders is excited to be starting on this journey with Serneholt Estates Costa Blanca and hopes to set a new standard in Costa Blanca real estate. This venture is more than a business move; it’s a commitment to fostering community ties and enhancing the fabric of local life.

San Pedro Alcántara: Charming Coastal Town

San Pedro Alcántara, located in the heart of Spain’s celebrated Costa del Sol, is a charming coastal town that offers a unique blend of traditional charm and modern amenities. Known for its picturesque streets, beaches, and lively cultural scene, San Pedro Alcántara is a favoured destination for both tourists and locals. Unlike its more glamorous neighbours Marbella and Puerto Banús, San Pedro provides a more relaxed and authentic Spanish experience.

The town’s prime location, just a few kilometres west of Marbella, ensures that it benefits from the same sunny Mediterranean climate while offering a quieter, more family-friendly atmosphere.

The Boulevard and Paseo Marítimo

San Pedro Alcántara’s social and recreational life is centred around two key areas: the Boulevard and the Paseo Marítimo. These vibrant public spaces offer a range of activities and are essential to the town’s community spirit.

  • The Boulevard:
Officially known as Boulevard San Pedro Alcántara, this expansive area was opened in 2014 and has since become a hub of activity for all ages. The Boulevard features a long pedestrian walkway lined with trees and benches, making it a perfect spot for a stroll or enjoying a leisurely afternoon. It includes several children’s play areas, a skate park, and an amphitheatre that hosts concerts and events throughout the year. The area is dotted with charming cafes and restaurants where locals and visitors can enjoy outdoor dining while taking in the lively atmosphere.
  • Paseo Marítimo:
Running along the beautiful beachfront, the Paseo Marítimo is a scenic promenade that offers stunning views of the Mediterranean Sea. At most times of day and night you will find locals and visitors walking, cycling, jogging or just taking in the beautiful views. Along the way, there are numerous beach bars (chiringuitos) and restaurants where you can sample local seafood dishes or simply enjoy a drink while watching the sunset. The Paseo also features access to San Pedro’s beaches, which are less crowded than those in nearby tourist hotspots.

Residential Appeal

San Pedro Alcántara boasts a wide variety of residential options, making it an attractive place to live for families, retirees, and young professionals alike. The town offers everything from luxury villas and beachfront apartments to more traditional townhouses in the old centre. Each neighbourhood has its own character and advantages:

  • Beachside Properties:
Located near the Paseo Marítimo, these properties offer easy beach access and walking distance to the sea or town, appealing to those who dream of a beachfront lifestyle.
  • Town Centre Apartments:
For those who prefer to be in the heart of the action, the central areas of San Pedro provide apartments and penthouses close to shops, restaurants, and cultural venues.
  • Gated Communities:
Just outside the town centre, several high-end gated communities offer security, privacy, and communal amenities such as pools, gyms, and landscaped gardens.

Family-Friendly Environment

San Pedro Alcántara is an excellent choice for families due to its safe environment and abundance of schools and children’s activities. The town is home to several well-regarded international schools that offer British and American curricula, along with bilingual Spanish education. These institutions are known for their diverse student bodies and commitment to high academic standards.

Children in San Pedro can also take advantage of various sports and recreational clubs, including football, tennis, and swimming, all of which provide excellent opportunities for physical activity and social interaction. The local library and cultural centre offer workshops and events specifically geared towards younger residents, making it easy for families to get involved in the community.

Sports and Leisure Activities

  • Public Sports Centers:
The town is proud of its public sports centres that serve as vital community hubs. The established sports centre provides essential amenities, such as swimming pools, tennis courts, and areas for football and basketball. It’s a favourite for families and individuals of all ages looking to engage in traditional sports. Meanwhile, the anticipation around the soon-to-open modern sports centre is high. This facility is expected to feature cutting-edge equipment, varied fitness classes, and versatile sports courts designed to accommodate a range of activities including handball, basketball, indoor football and volleyball as well as three basketball and volleyball courts.
  • Private Gyms and Fitness Studios:
Complementing the public facilities are numerous private gyms and specialised fitness studios throughout San Pedro. These venues often offer more personalised fitness experiences, including tailored workout sessions, high-intensity interval training classes, and wellness programs. Many gyms also provide specialised classes like yoga, Pilates, and spinning, helping residents find the right fit activity for their fitness needs.
  • Diverse Activities and Classes:
Beyond the gyms and sports centres, San Pedro is a place where diverse interests are nurtured. The town hosts a variety of classes and clubs for activities like taekwondo, dance, and martial arts, appealing to all age groups. Dance studios in the area offer everything from ballet to contemporary dance, while martial arts schools provide classes for beginners and advanced practitioners alike. These activities not only promote physical health but also provide valuable social interaction and community engagement.
  • Proximity to Premier Golf Courses:
Golf enthusiasts are not neglected, as San Pedro’s proximity to top-notch courses like those in Nueva Andalucía’s Golf Valley and nearby Guadalmina and La Quinta ensures that golfers of all skill levels have access to beautiful and challenging greens for all levels. These facilities enhance the town’s appeal as a destination for sports enthusiasts.
  • Outdoor and Water Sports:
The natural surroundings of San Pedro also encourage outdoor activities. The town represents a perfect mix of traditional Spanish living with the comforts and conveniences of a modern conurbation. Golden Visa Updates: Act Now for Your Dream Property in Spain!

At Serneholt Estate, we understand that buying property abroad can be both exciting and daunting. For those considering the sunny shores of Spain, there’s an important update you need to be aware of regarding the Spanish Golden Visa – a change that might accelerate your buying decision.

What’s Changing with the Golden Visa?

Spain’s Golden Visa program has been a great advantage for non-EU citizens, offering them a residency permit in exchange for a significant real estate investment. Recently, however, the Spanish government has begun the process of eliminating the scheme. As a result, if you’ve been pondering a property investment in Spain to qualify for this visa, now is the time to act! At Serneholt Estate, we recommend securing your investment before the changes come into effect.

Why Act Now?

  1. Secure Your Investment at Current Rates: By acting now, you can lock in your property purchase under the current investment requirements, ensuring your pathway to Spanish residency remains straightforward and as anticipated.
  2. Capitalise on Market Conditions: Spain’s real estate market continues to offer compelling opportunities. By moving swiftly, you can take advantage of the current market conditions before any changes potentially alter the landscape.
  3. Plan for the Future with Confidence: With your Golden Visa, you not only secure a beautiful property in Spain but also gain the freedom to travel within the Schengen Zone, which can be an invaluable asset for both personal and professional reasons.

How We Can Help

At Serneholt Estate, we’re not just about selling properties; we’re about making your dreams of living in Spain a reality. Here’s how we can assist you:

  • Wide Range of Properties: From stunning beachfront homes to charming villas in peaceful locations, our portfolio includes properties that meet diverse needs and investment levels. Browse our selections at Serneholt Estate and find your dream Spanish home today!
  • Personalised Service: We believe every client’s needs are unique. We take the time to understand your preferences and requirements, ensuring that we find a property that perfectly matches your aspirations.

Some Interesting Golden Visa Statistics

According to a Spanish government press release issued in April, they say the reason for abolishing the Golden Visa Scheme is due to a massive spike in applications.

The housing minister said “A speculation that, as we have seen, has increased these visas exponentially for a couple of years: x2,017 visas in 2022, x3,273 in 2023 and x424 in February of this 2024. That is when the alarm went off for us. In the last two years, Golden Visa concessions and foreign investment have doubled.”

She also went on to say that by abolishing the scheme they should then be able to achieve affordable housing for people in Spain, which seems to contradict the price point of general sales versus Golden Visa purchased properties.

From the start of the scheme in 2013 until 2023 a total of 14,576 Golden Visas were issued in Spain. The main nationalities who were granted visas were China, Russia, the United Kingdom, the United States, Ukraine, Iran, Venezuela and Mexico.

In Marbella in 2023, the press release stated that 7.1% of all sales were for Golden Visas, which is not an insignificant number.

Stay Ahead of the Curve

Policy changes, such as those affecting the Golden Visa, occur regularly. It’s important to stay informed about these developments to navigate potential shifts successfully. We’re committed to keeping up-to-date with the latest updates to help ensure your property investment journey in Spain remains positive.
